Improve your for-sale ad with these simple strategies.

Making your home look its best in preparation for a sale is essential for convincing buyers of the value of your home. In today’s world, with all real estate listings online, the power of a good photo has never been more important. While your house should look its best at any given time during the selling process, a photo says it all. Here’s how you can make your home shine through your photos.

Use natural light

Natural light will make the rooms in your home feel inviting while using flash can create shadows. Using natural light will require waiting for a sunny day to photograph your home. Many buyers seek out homes that are well lit, so use the light pouring into your advantage. In order to avoid shadows make sure you’re photographing with the sun behind you.

Use a tripod

No one likes a shaky photo. Putting your camera on a tripod will allow you to steady the camera while you seek the perfect shot. You’ll want to adjust the overall composition and what is in the frame by moving the camera and changing the lens. Being able to do so with a tripod makes this process much more manageable. Thanks to digital cameras, you can test your photos and immediately review them in order to move around furniture and objects to get the most appealing photo.

Cut out unappealing objects

Always avoid photographing your ceiling fans, old furniture and anything that looks worn or damaged. Editing software like Adobe Photoshop is a great way to erase small cracks and unwanted damages from your photos.

Take shots low

When your camera sits lower than eye level, your photos will appear more like the ones you see in magazines. Ideally, you won’t want to shoot more than 40 inches off the floor. This will give your photograph more depth and appeal, while also widening the frame to get more in a single picture. However, you’ll want to be wary to not go too wide with your shot as explained in the following tip.

Don’t make your home out to be a fraud

You want to make your home look its best, but you don’t want to make it look like something it’s not. If you take a photo that is too wide, you might mislead buyers into thinking the rooms are larger than they are. Then, when buyers visit the home, they might be turned off by what your home actually looks like. Be sure to take the best pictures you can of the home you have, not what you think will make it look better.

Create a listing worthy of great photography

In order for potential buyers to get to the page of your beautiful photos, they need to find your listing on a website and be intrigued to learn more. Make sure the site your images are on is easy to navigate and the photos are large and high quality. Additionally, your eye-catching photos need to match an exciting and appealing listing. If you’re not up to the task, you can always have your Realtor post it for you.
