Keep these 5 things in mind when you’re ready to start looking for a new home

So, you’re ready to look for a new home. No matter what stage of life you are in – whether this will be your first home, one you will spend your retirement in, or perhaps something in between – there are many things to think about. To find the right abode, these are the areas to focus on:

1.       The neighborhood

The home itself is certainly important, but you may want to start with the neighborhood. You need to find an area you’re comfortable in and one that gives you what you want. If you have kids, you may want to find a location with nearby parks or playgrounds. If you would rather not have to drive everywhere, look for an area that gives you the opportunity to walk to stores or restaurants. Don’t be afraid to visit potential neighborhoods several times to get a feel for them. And once you’ve found a spot you love, it’s time to move on to the house.

2.       The size and layout

It’s important to find a home that gives you the right space, but this is often easier said than done. If, for instance, where you currently live is just the right size for you and your family, you may want the same amount of space in your new home. But it’s always a good idea to think about the future. This may include more children or perhaps a parent or grandparent moving in. The layout is another thing you don’t want to forget. Open concepts may be trendy right now, but it’s not everyone’s cup of tea. When you visit an open house or even just look through pics online, imagine how you and your family will use the space. You also need to think about the lot size. A beautiful house on a sliver of land might not be ideal.

3.       Key features

When looking for a home, it’s a good idea to make a list of features you want. You should separate this into two columns:

  • Would be nice: These are things that it would be great if the home had, but they’re not absolutely necessary. This could include a great view or a finished basement.
  • Deal breakers: These are the things that are must-haves, and you can’t live without. This might consist of a big kitchen or adequate storage space. Compiling this section can help you quickly narrow down your choices.

4.       The condition

There are two main types of home buyers. One group is focused on the three areas above and is willing to overlook a few things. Maybe a home needs a new roof or siding. Perhaps there haven’t been any updates in a couple of decades. These folks won’t balk at putting in the work – and money – to fix up their new home. And then there are the people who want their home to be perfect from the day they step inside. This doesn’t mean the house has to be brand-new, but it does mean it has to have been taken care of extremely well. Figuring out which category you are in can be a big help.

5.       A home expert

There are many reasons to work with a real estate agent, but one of the best is because you will be provided with advice and guidance from an expert. A home you’re interested in may look fine, but there could be some hidden underlying issues that would be a red flag to someone with experience. When you give all your requirements to your broker, he or she will help you find the perfect home and steer you away from those that would just end up being a huge headache.
